The Goal: 100% Lease Up

City Square 162 Apartments is a new 76 unit apartment community in New Orleans, right outside the Central Business District and minutes away from the French Quarter. Currently managed by McCormack Baron Management (MBM), the Apotheca team worked with the MBM marketing team to collaborate on the new marketing strategy.

This property was utilizing basic, free online resources such as their website, Google My Business, and Facebook. Their primary focus was on leasing and giving tours and they needed help with online marketing as they were not taking advantage of their free listings and other potential sources for new leads.


Their main challenge was increasing clicks to the website and receiving qualified leads to convert to leases. With only 4 signed leases in July 2021, the goal was to lease the remaining 72 apartment units on the property. 


The Plan

Use an online marketing strategy to gain more qualified leads, website visits, and brand awareness that includes:

  • Encourage the team to utilize Knock CRM to keep track of leads, engage with leads, and track success
  • Publish ILS listings with accurate information, images, and prices
  • Zumper, Apts.com
  • Optimizing free online listings and utilizing their resources
  • Facebook Marketplace listings
  • Google My Business Posts
  • Improve and optimize the website to appeal to prospects
  • Implement Google Ads and Facebook Ads
  • Optimized a low budget of $5/day 


The Results

From July 2021 to the end of January 2022, the property had reached its goal of reaching 100% occupancy. 


Using the additional marketing services the property also reached the below results:



  • 17K + Clicks to the Website
  • 72.79% Increase In New Website Visits
  • 156.5% Property Visit to Lease Conversion Rate 
  • 87.3K + Facebook Reach
